Energy Performance Certificate - Since October 2008 Energy Performance certificates have been added to the documentation which landlords are required to provide to their tenants. The certificates are valid for up to 10 years. Gas Safety Certificate — The Gas Safety Regulation 1994 every gas appliance and all gas pipe work owned by the landlord must be checked by a Corgi registered plumber every twelve months. A Safety certificate should be readily available for any tenant. Fire And Safety Regulations — Furniture and Furnishings Act 1988 any furnishings which are left in the property must comply with the new regulation. A general guideline is that any furniture which has been manufactured after 1991 should be compatible. This is indicated by the following label.
